A San Pedro location guide for a hotel on Ambergris Caye
This is a location guide for buyers searching for a hotel on Ambergris Caye. Lina Point is in San Pedro, on that island, in Belize. It is a turnkey freehold offered at $2,100,000 USD, about $1,995,000 cash. The page explains the place, the currency, and what a foreign buyer can hold. It is not a second listing. The offer itself, and the inquiry form, stay on the resort page.
The primary listing is Lina Point on the resort page. This guide answers one search. It does not publish a second price.

Ambergris Caye and San Pedro are one hotel, not two
Ambergris Caye is the island. San Pedro is the town where this hotel is offered. Buyers sometimes search the island name and the town name as if they were two properties. They are one resort: a hotel in San Pedro, on Ambergris Caye. The public sale facts use both names so either search can reach the same offer, then send the reader to one primary listing.
The arrival note already given to buyers is specific. Fly into San Pedro (SPR). The resort is a golf-cart ride north of the bridge, minutes from town and the airport. A showing comes after a short intro call, typically within two to four weeks. That visit is to the operating resort. It is not a drive to a separate development site, and it is not a tour of lots that are not in the hotel price.
Use the location to decide whether San Pedro is the market you want. Use the resort page to decide whether this hotel is the asset. The aerial tour on this guide is the same tour embedded on the listing, so you can see the docks and the water before you book a flight. The form that starts a showing is still on the listing.
What a foreign buyer can hold here
Foreigners can hold freehold title in Belize. The resort is marketed as turnkey freehold, so the ownership form in this offer is freehold. English is the official language. You can read this site, write to sales, and correspond with the brokerage in English without a translation step for the public materials.
The published way to take the resort is a Belize IBC share transfer or an asset sale, at the buyer’s choice. That choice is part of the offer. It is discussed with sales after you inquire, not settled by this guide. The sale is marketed by Point Realtor LLC (Florida). Buyer inquiries on this site go to sales@overwater.com and WhatsApp +1 (813) 850-5899, and brokers register on the realtors page.
The price is in US dollars, next to a 2:1 peg
The list price and the cash price are in US dollars: $2,100,000 USD list, about $1,995,000 cash. The cash figure is the list price less the published 5% cash discount. The Belize dollar is pegged 2:1 to the US dollar. A buyer thinking in Belize dollars can read that peg as two Belize dollars to one US dollar. The offer itself stays quoted in USD. Do not convert the list price into a second asking price.
The seller pays a 3% co-broke. The buyer’s price is not marked up to pay it. Register the buyer before a showing if you are a broker. The co-broke is the same fact on the island guide, the overwater guide, and the primary listing, because it is one sale.
What the hotel on this island includes
The hotel in this offer is the same package as the primary listing: 9 hotel keys, The Mayan restaurant, docks, a pool bar, a sandbar, and 30% management rights on 5 glass-floor overwater cabanas. The Mayan is included as the resort restaurant: a 2-story restaurant, kitchen, and bar. The Mayan (mayanbelize.com) is brunch only. Monday–Saturday, 7:00 AM – 2:00 PM. Closed Sundays. No dinner service. Closed for slow season August 24 through November 11, 2026. The first public open day is November 12, 2026. Evenings are private events by WhatsApp. During the closure, in-house Lina Point guests receive continental breakfast.
Cabana deeds are not included. They are sold separately, from $400,000. 3 lots are sold separately at $100,000 each, and they are not part of the hotel price. Being on Ambergris Caye does not pull those deeds or lots into $2,100,000. If the search was really for one cabana, or for land, leave this hotel price and open the matching page.
Nothing on this guide asks you to assume a larger key count, a different town, or a lease instead of freehold. The hotel is 9 keys, in San Pedro, turnkey freehold, at the USD figures above. The resort page is where that offer is listed in full.
Use the listing when you are ready to talk
An island guide is for someone still deciding whether Ambergris Caye is the place. The offer, the fuller photo set, the parcel table, and the inquiry form are on the resort page. Email sales@overwater.com or WhatsApp +1 (813) 850-5899 if you already want a conversation. Mention that you read the San Pedro guide so sales knows the question is location, not a different asset.
If the open question is the overwater boundary — hotel versus cabana deeds versus lots — read the overwater resort guide. If the open question is scale, read the boutique hotel guide. Both describe this same San Pedro hotel and both point back to the same primary listing. There is one list price, $2,100,000, and one cash price, about $1,995,000.
