Overwater resort for sale in Belize

People use “overwater resort” to mean at least three different purchases. One is an operating hotel with docks and a sandbar. One is a deed to a glass-floor cabana standing over the water. One is a vacant lot where a buyer might build later. At Lina Point those are three offers, and only the first is this sale. Folding the other two into the hotel price will not match the listing.

The resort price is the operating hotel and the waterfront pieces that run with it. The 5 glass-floor cabanas are in the conversation because the hotel buyer receives management rights on them. That is not the same thing as taking title. The 3 lots sit on the same general site and are easy to fold into a mental total. They are not in the hotel price. Use the cabanas page for a separate deed, from $400,000, and the lots page for a parcel at $100,000.

The list price is $2,100,000 USD. Cash is about $1,995,000, which is that list price less the published 5% cash discount. Inside the price: 9 hotel keys, The Mayan restaurant, docks, a pool bar, a sandbar, and 30% management rights on 5 glass-floor overwater cabanas. The hotel is turnkey freehold on Ambergris Caye, in San Pedro.

The hotel keys are the guest rooms operated with the main building. The Mayan is included as the resort restaurant: a 2-story restaurant, kitchen, and bar. The Mayan (mayanbelize.com) is brunch only. Monday–Saturday, 7:00 AM – 2:00 PM. Closed Sundays. No dinner service. Closed for slow season August 24 through November 11, 2026. The first public open day is November 12, 2026. Evenings are private events by WhatsApp. During the closure, in-house Lina Point guests receive continental breakfast.

Docks, the pool bar, and the sandbar are part of the same package. They are not extras quoted after a buyer asks. They are the reason this is marketed as an overwater resort rather than as a building on a town street with a restaurant only. A comparison that strips those pieces out is a comparison with a different product.

The management right needs a plain reading. The resort buyer receives 30% management rights on the 5 glass-floor cabanas. The right is not fee-simple title to those cabanas, and it is not a substitute for buying a cabana deed. The deeds are sold separately, from $400,000. Buying the resort does not deliver a cabana deed. Buying a cabana deed does not deliver the hotel, the restaurant, or the docks.

3 lots are sold separately at $100,000 each. They are not part of the hotel, the restaurant, the docks, the pool bar, the sandbar, or the cabana-management package. Add a lot price only after you decide you want that parcel. Until then, the number to set next to other Belize hotels is $2,100,000, or about $1,995,000 if you are paying cash.
