What Does It Mean to Own an Overwater Hotel? The Lina Point Structure Explained

Three purchases, not one blended price

Lina Point is easy to misread because the hotel, the glass-floor cabanas, and the vacant lots share a site. They are not one product. The resort price is the operating hotel. Cabana deeds are individual sales. Three lots are individual sales. Adding them together in your head will not match the listing.

The resort

The $2,100,000 acquisition includes:

• The hotel building and 9 operating guest keys
• Lobby and bakery, pool bar, sandbar, and private docks
• The Mayan restaurant, kitchen, and bar
• Furniture, fixtures, and equipment on the inventory
• The booking stack that transfers with the resort
• 30% management rights on the 5 glass-floor cabanas

The transfer is a Belize IBC share transfer or an asset sale, at the buyer’s choice. The hotel buyer does not take fee-simple title to the cabanas. The buyer inherits the management rights: 30% of reservation revenue on those five cabanas.

The Mayan (mayanbelize.com) is brunch only. Monday–Saturday, 7:00 AM – 2:00 PM. Closed Sundays. No dinner service. Closed for slow season August 24 through November 11, 2026. The first public open day is November 12, 2026. Evenings are private events by WhatsApp. During the closure, in-house Lina Point guests receive continental breakfast.

The cabana deeds

The three lots

Three lots are offered separately. They are not inside the hotel price, the restaurant, the docks, or the cabana-management package. See overwater.com/lots.

Buying more than the hotel

A buyer who wants a cabana deed or a lot asks for that purchase on its own. It can be discussed alongside the hotel. It is still a separate price. Nothing on this page folds those prices into $2,100,000.

The Lina Point offer

Lina Point is a freehold turnkey overwater resort in San Pedro, on Ambergris Caye, Belize. It was built in 2017 and is listed at $2,100,000 USD (about $1,995,000 cash). Seller financing is 50%.
